We have a careful selection process for Tenants, our staff have an in-depth knowledge of the letting market and will achieve the best possible rent for your property. Our expertise will ensure that the management of your property's tenancy is problem-free.
It is Important to arrange a rental valuation to assess your property’s potential and to advise on any necessary changes which could increase its income or ensure a faster let. We generally find tenants are looking for unfurnished properties which have carpets and curtains.
Landlords have responsibility for the safety of both their own property and the Tenant during the tenancy. We will advise you of your obligations and if you opt for Full Management, we will assist you in fulfilling them.
Joplings’ aim is to guide you as a prospective tenant to find your ideal property. We pride ourselves in producing informative property details so that you can feel that you have seen the property before you step foot through the door.
Once you have viewed a property and wish to apply, we will reference you through an external referencing company. Each applicant will be required to complete an application form. Once your basic information has been forwarded on to the referencing company you will be required to complete an online form or receive a telephone call to provide the information verbally.
We recommend that you read our terms and conditions below before applying for the property. There is a risk you may not pass referencing, this will depend upon your individual circumstances.
The completion and submission of an application form does not guarantee the offer of tenancy, this is subject to satisfactory references being obtained and correct information being provided on the application form i.e. CCJ’s etc. Please click here for application form.
A deposit equivalent to one month’s rent (maximum 5 weeks rent) is payable before the commencement of the Tenancy. The first month’s rent and deposit must be paid in full and funds cleared before we will release the keys to the property.
Applicants should be aware that in order to satisfy the criteria of our referencing agency your gross income should be 2.5 times the monthly rent. For a guarantor your gross income should be 3 times the monthly rent.
Inventories are sent electronically to your email address for you to check prior to moving into the property.
In addition we ask that you must provide us with the necessary information in order to satisfy Right to Rent checks in line with the Immigration Act 2014. We require all occupants over the age of 18 to visit our office along with their passport which will be checked & copied, this must be within 28 days of the tenancy commencing. If for any reason you are unable to supply a passport then please contact the office and we will advise you. If you require a VISA to reside in the UK please bring this with you. Without these documents we will be unable to commence any tenancy.
We do not have facilities to take debit or credit cards, and personal cheques are not acceptable therefore, all payments must be made in Cash or by Bank Transfer.

All landlords in England have a responsibility to prevent those without lawful immigration status from accessing the private rented sector. This is done by conducting right to rent checks on all prospective adult tenants before the start date of a tenancy agreement, (regardless of whether they are a UK citizen or not) to make sure the person is not disqualified from renting a property by reason of their immigration status.
Legislation to limit access to the private rental property sector only to those with the lawful right to be in the UK was introduced through the Immigration Act 2014 (the 2014 Act). A landlord who enters into a tenancy agreement with a disqualified person may be subject to a civil penalty.
